Internet Lead Cultivation

CRT’s first technology session was held today. It was Internet Lead Cultivation. How do I turn consumers that are browsing my web site into someone who will list or buy through me. The attendance at this session was phenomenal. The room held 400 and was maxed out. the ushers barred anymore people from entering and there were at least 50+ standing at the door waiting to get in. Mark and I left to provide room for two more REALTORS to attend.

Word to the wise - if you see another session that you want - GET THERE EARLY.

    internet room was full, but what i dont understand is why third party companies are selling us leads, we are lining up to hear about, when all we have to do is share listing information, to generate good leads, consumers want to see homes, the more the better.

    I agree with Larry. Online lead collection is merely marketing to web surfers and enticing them to give their information. Unfortunately, a lot of agents do not effectively market themselves and would rather pay out their marketing budget for ten or fifteen leads per month. Instead of buying online leads, focus on encouraging web visitors to provide you with their contact data when they visit your site. In addition, incorporate drip marketing as well as off-line direct marketing into your marketing plan. Finally, don’t forget that referrals are always going to be your best source of customers.

    I’ve written on my Realtor technology blog as well as others about the need for Realtors to protect their most valuable asset - the MLS listing data. I’ve seen so many sites that allow users to browse MLS listings without ever providing a name, email address, and phone number. This is such a huge mistake. If your MLS rules allow you to restrict access to listings, you should do so.

    What is the value of something that is given away for free? Zero.

    If you are a Realtor who focuses on the internet for marketing, you probably spend thousands of dollars as well as a great deal of time every year to drive traffic to your site - and if you don’t require a user to provide you with an email address, you are throwing that money and time away.

    Drip campaigns are the best way to convert. Most surfers are long term buyers or sellers.
